Any water system can harbour bacteria growth in the right conditions and therefore, potentially Legionella bacteria growth could be present in any water system.

There are conditions where bacteria is encouraged to multiply such as; if the temperature is constantly between 20-40°C , If there is rust, sludge, scale and organic matter in the water system, if water is stored or re-circulated around the system the conditions are likely to encourage bacteria multiplication.

If any of these conditions are present then it is likely that any of your employees, residents, visitors, tennants etc are more susceptible to infection.

The Health and Safety Executive state on their website:

"As an employer, or a person in control of the premises, you are responsible for health and safety and need to take the right precautions to reduce the risk of exposure to Legionella. You must understand how to...

  • identify and assess sources of risk
  • manage any risks
  • prevent or control any risks
  • keep the correct records
  • carry out any other duties you may have."
